SITE FINDING AND APPRAISAL

On a number of projects Young & Gault have been able to assist their clients to realise their development plans by identifying suitable sites both on and off market. Young & Gault have found sites for Care Home Operators, Housing Developers and Hotel Operators which have led to completed projects.

FEASIBILITY STUDIES

Young & Gault carry out feasibility studies to establish the suitability of specific sites to accommodate client’s precise development proposals. We are often asked to look at sites to establish the maximum potential offered by a site so that a financial offer can be made. These feasibility exercises are not just architectural but include identifying constraints placed on the development of the site by the local Planning Authority or Roads Department etc. Young & Gault also carry out more detailed feasibility studies which provide architectural illustrations where the quality of the proposed development is critical to a client’s offer for the site.

ARCHITECTURAL DESIGN

Young & Gault do not have an office style or a “brand” style. We seek to design each project to meet our clients’ specific design aspirations, to suit the existing architectural context and to include the requirements of the local Planning Authority.

MASTERPLANNING

Young & Gault are currently working on several masterplanning projects including an office and light industrial park masterplan, a hospital site masterplan for a Health Trust, new town masterplan in Kenya and also a masterplan for the extension of a town in the UK. Young & Gault can bring expertise from the many sectors we are involved in to these projects to ensure the viability of each component.

SUSTAINABLE DESIGN

Young & Gault’s commitment to sustainable development is chiefly demonstrated through the implementation of our Environmental Policy procedures. This forms a framework for ensuring that the potential impact that our activities have on the environment is managed as an integral part of our activities.

PROJECT MANAGEMENT

Several of our clients have asked us to become more involved in projects to manage the entire development process from site acquisition through to management of the provision of furniture, fitments and equipment.

INTERIOR DESIGN

Young & Gault provide an interior design service to clients and have been particularly successful in the hotel sector in providing high quality 5* interiors. For large projects we work in partnership with OCCA Design who specialise in interior design in the hospitality sector.

DEVELOPMENT CONSULTATION

Young & Gault can provide clients with advice on development appraisals in the residential and care home sectors to ensure that a project is not just architecturally viable but that the development equation also stacks up.
